Property Acquisition

The entire process begins here, where our dedicated team search for new opportunities. The years of experience working in property that each of the directors have, means that valuable relationships have been forged with agents, developers and traders in several areas throughout London and the Home Counties. It is these contacts that provide us with the prospects of accessing sites off market - an essential factor to a viable project. Our speed and efficiency from agreeing terms to completing the purchase has resulted in MSSEC Ltd. being 'first on the list' when new projects become available. This is largely due to the working relationship between the company and its solicitors. Thorough research and data analysis is carried out involving collecting comparable evidence, assessing the costs of the works involved and an assessment of possible future trends of the local market. Once all parts of this process have been satisfactorily completed, a suitable financing method is chosen and the purchase of the site proceeds.

Property Development

This part of the process is obviously the longest and most demanding and can take anywhere from 3 months to 18 months to complete. Once planning has been approved, our architects, surveyors, engineers, main contractor and builders all have to work together to carry out the specific development. Coordinating all of this team is the job of the project managers, as well as keeping the project within budget and ensuring that all rules and regulations are adhered to. It is during this phase that further planning applications may be made to improve the quality of the development. Once the essential build part of the process has been completed, our interior design team take over to finish off the project. Throughout this entire process a substantial amount of effort is put in to ensuring that quality is never sacrificed during the development.

Property Sales

Once a project is completed the sales process begins. In most cases the properties will be advertised prior to the works being finished, and sometimes a sale also agreed. We select agents to advertise our developments based on a sound reputation, or the properties are sold by ourselves directly to the client. Due to the quality of our developments and their outstanding value, our properties tend to attract a lot of interest and sell in a timely manner. Occasionally some properties are retained, rented out and added to MSSEC Ltd's investment portfolio.
